Stamp duty advice

Straight stamp duty advice, before and after you buy

Stamp Duty Land Tax can be complicated, especially for second homes, mixed-use property or unusual purchases. We'll help you understand what's due, check any reliefs that genuinely apply, and give you an honest view if you think you've paid the wrong amount.

Who this is for

  • People buying a home in England or Northern Ireland
  • Buyers of second homes and buy-to-let property
  • Buyers of mixed-use or commercial property
  • Anyone who paid the higher rates and has since sold their previous main home
  • Anyone who has been contacted about a stamp duty refund and wants an independent view

What we can help with

Advice before you buy

Working out what stamp duty should be due, and whether any reliefs or different rates apply, so there are no surprises on completion.

Higher rates on additional properties

Explaining when the higher rates apply, and helping you reclaim them if you replace your main home within HMRC's time limit.

Mixed-use and non-residential property

Checking whether a purchase genuinely counts as mixed-use or non-residential under HMRC's rules.

An honest check after you've bought

If you think the wrong amount was paid, we'll look at the facts and tell you honestly whether you have a valid claim.

Things to know

How it works

  1. Send an enquiry

Tell us about the purchase: the property, the price, and whether it's already completed.

  2. We look at the facts

Paul reviews your situation against HMRC's rules.

  3. A straight answer

We tell you what's due, or whether a claim is genuinely worth making, and help you with the next step.

We may introduce some enquiries to partner firms and may receive a fee for doing so. We'll always tell you before we pass on your details.

What you'll usually need

  • The purchase price and completion date (or expected date)
  • Details of any other property you own
  • Your stamp duty return reference, if you've already completed
  • A description of the property and its use

Common questions

I've been contacted by a company offering a stamp duty refund. Should I go ahead?

Be cautious. HMRC has warned about agents making claims that don't meet the rules, and if a claim is wrong it's the buyer who has to pay it back. We're happy to give you an independent view before you sign anything.

Can I get the higher rates back if I sell my old home?

Often, yes, as long as you replace your main residence and sell the previous one within HMRC's time limit. We can check whether you qualify.

Is my property mixed-use?

It depends on the facts. A property with a genuinely separate commercial element may be mixed-use, but many claims made on this basis don't meet HMRC's rules. We'll give you an honest view.

Do you handle Scottish or Welsh property?

Scotland and Wales have their own property taxes with different rules. Get in touch and we'll point you in the right direction.
